The questions it asks, in order

Built from how private lender calls really go. Every question has a reason, and it skips anything the caller already said.

Quick mode, new deal intake:

  • "Is this loan for an investment property, not a home you or your family will live in?" (If no or unsure: route, see Hand off.)
  • "Will the borrower be an LLC or company?"
  • "What state is the property in?" "And the address?"
  • "Is it a fix-and-flip?" (else: bridge / rental / construction)
  • "Is it under contract now?" "What's the purchase price?"
  • "What's your rehab budget?"
  • "What do you expect it's worth after repairs, the ARV?"
  • "How much are you looking to borrow?"
  • "How many flips or rentals have you done in the last 3 years?"
  • "What's your exit, sell or refinance?"
  • "When do you need to close?"
  • "Best name, email and number?"
  • "I'm texting the application link now. lo_name can call you slot1 or slot2. Which works?"
  • Read-back: "address, buying at price, rehab rehab, ARV arv, asking loan_amt, experience deals, exit exit, close by date."

White Glove differences:

  • "Tell me about the deal. What's the property and what's your plan for it?"
  • "How did you find this one?" (only if the business wants it)
  • "Anything about the deal you'd like lo_name to know before the call, like timing issues or partners?"
  • Full read-back plus document checklist reminder.

Calls it handles

  1. New deal intake. Investor has a property under contract. Agent confirms business purpose, runs intake, texts the application link, books a loan officer call.
  2. "What are your rates/points?" Agent says a loan officer quotes terms after reviewing the deal; collects intake.
  3. "Can you close by date?" Agent records the date and flags urgency; no promise.
  4. Program questions (do you do ground-up, DSCR, first-time flippers, my state?). Agent answers from onboarding facts.
  5. Owner-occupied or personal-residence loan request. Agent stops intake and routes straight to a licensed loan officer.
  6. Existing borrower: draw request. Agent texts the draw process link, takes a message for the draw desk.
  7. Existing borrower: payoff, extension, maturity, payment. Message to servicing; payoff requests go through the written process.
  8. Brokers submitting deals. Takes intake, routes to the broker desk.
  9. Private investors wanting to lend capital (fund investors). Take message for owner only; no talk of returns.
  10. Application status. Message to the assigned loan officer.

Safety comes first

  • Close date within 7 days, or existing borrower near maturity / default notice: alert loan officer by call + text now.
  • Wire fraud: "Never wire funds based on emailed instructions. Call company at a number you already know to confirm." Never read or send wiring instructions.
  • Caller reports suspected fraud or identity theft on a loan: escalate to owner now.
  • Otherwise none special.

What it will never do

  • Never quote rates, points, fees, LTV/LTC caps beyond what the business wrote, or say "approved," "pre-approved," or "guaranteed."
  • Never take SSN, date of birth, bank account, card or routing numbers by voice. Send the secure application link (GLBA; FTC Safeguards Rule; PCI).
  • Never take a consumer-purpose (owner-occupied) application. Under Reg Z, credit to buy or improve rental property the owner won't occupy is deemed business purpose; owner-occupied 1-4 unit loans may be consumer credit. Route them (TILA/Reg Z 12 CFR 1026.3(a); RESPA; state licensing).
  • Never treat callers differently or discourage anyone from applying based on race, color, religion, national origin, sex, marital status, age, receiving public assistance, or exercising consumer credit rights. Ask every caller the same intake (ECOA/Reg B 12 CFR 1002.4, which covers business credit too).
  • Never ask about marital status, spouse, age, or national origin.
  • Never share one borrower's info with another caller, broker or partner unless the file lists them (GLBA privacy).
  • Never give tax, legal or investment advice, or comment on a deal's profitability.
  • Never send or confirm wiring instructions.
