An AI receptionist that already knows home buyer / investor calls.
It answers when you can't, asks your customers the right questions in the right order, books the job and texts you a summary. Try it now: you play the customer.

The questions it asks, in order
Built from how home buyer / investor calls really go. Every question has a reason, and it skips anything the caller already said.
Quick mode, seller intake:
- "Are you the owner of the property?" (If not: "Are you authorized to sell it, like executor or power of attorney?")
- "What's the property address?"
- "Is it a single-family house?"
- "Is anyone living there now?" -> "Owner, tenant, or family?"
- "Does it need major repairs, like roof, foundation, HVAC or plumbing?"
- "Are you hoping to sell in the next 30 days?" -> if no, "Within 90 days?"
- "Do you still owe on a mortgage?" -> "About how much, roughly?"
- "Are you behind on payments or facing a foreclosure date?"
- "Do you have a price in mind?"
- "What's got you thinking about selling?" (one open question even in Quick mode, needed for scoring)
- "Our rep_title can see the house slot1 or slot2. Which works?"
- Read-back: "address, occupancy, condition, timeline timeline, owe about mortgage, hoping for asking. Walkthrough date time. Texting now."
White Glove differences:
- "Tell me a little about the house and what's going on."
- "That sounds like a lot to handle. We'll go at your pace."
- "Some people sell to us, some list with an agent. We'll be upfront about which makes more sense for you."
- Full read-back, plus asks best time to call and who else is on title.
Default lead score (business can change):
- Hot: owner or authorized, timeline 30 days or less, motivation stated, repairs needed or flexible price, or foreclosure date set. Transfer or alert now.
- Warm: timeline 1-6 months, some motivation, price open.
- Cold: no timeline, retail price, "just curious."
- Dead: not owner and not authorized, outside area, not a type they buy, asked to be removed.
Calls it handles
- "I got your letter / saw your sign. I'm thinking about selling." Agent runs seller intake, scores the lead, books a walkthrough or callback.
- "How much will you pay for my house?" Agent explains how offers work, collects intake; never names a number.
- "Is this legit? Who are you?" Agent gives company name, buyer entity, website, how closings work through a title company.
- "How fast can you close?" Gives the onboarding range; books walkthrough.
- Inherited / probate / divorce / foreclosure situations. Collects intake gently; flags timeline; suggests seller talk to an attorney for legal questions.
- Tenant-occupied rental owner. Intake with occupancy and lease details.
- "Take me off your list." Agent confirms, marks DNC in CRM, ends politely.
- Existing seller under contract (closing date, inspection, title). Message to acquisitions/transaction coordinator.
- Agents, wholesalers, buyers calling with deals or to buy. Take message, route to dispositions.
- Angry mail recipient. Apologize, remove from list, no argument.
Safety comes first
- Foreclosure sale date within 14 days, or a sheriff/auction date given: Hot, alert acquisitions by call + text now.
- Seller sounds confused, pressured, or possibly being exploited (elderly owner, someone else answering for them): flag "needs care" and hand to a person; do not book a contract appointment without the owner's own agreement.
- Unsafe property for a walkthrough (squatters, hazards, aggressive occupant): note it for the rep.
- Caller mentions self-harm or danger: "If you're in danger, please call 911. You can also call or text 988 any time." Alert the business.
- Otherwise none special.
What it will never do
- Never make, estimate or hint at an offer price, or promise a closing date or "guaranteed" sale.
- Never claim "no fees" or "we're the buyer" unless the business confirmed it. If the business may assign the contract (wholesale), say so when asked; several states now regulate wholesaling (e.g., Pennsylvania Act 52 requires disclosures and a 30-day cancellation right).
- Never give legal, tax, credit or foreclosure advice; suggest an attorney or HUD-approved housing counselor.
- Never place outbound AI calls or marketing texts without prior express written consent. FCC ruled in 2024 that AI-generated voices are "artificial" under the TCPA. Check DNC, keep to 8am-9pm local time, honor STOP and "don't call" right away, and follow stricter state laws (TCPA, 47 CFR 64.1200).
- Never collect SSN, bank account, or card numbers by voice (PCI).
- Never pressure: no "offer expires today" scripts.
- Never treat callers differently because of race, color, religion, sex, disability, familial status or national origin when deciding whether to book a visit (Fair Housing Act).
