An AI receptionist that already knows property management calls.
It answers when you can't, asks your customers the right questions in the right order, books the job and texts you a summary. Try it now: you play the customer.

The questions it asks, in order
Built from how property management calls really go. Every question has a reason, and it skips anything the caller already said.
Quick mode, maintenance call:
- "Is anyone in danger, or is there fire, gas smell, or smoke right now?"
- "Is water actively leaking or flooding?"
- "Do you have heat?" (cold season) / "Do you have working AC?" (hot season, if the business lists it)
- "Are you locked out, or can't you secure a door or window?"
- "Is this a sewage backup or are all toilets unusable?"
- "Is the power out to the whole unit?"
- "What's your name and unit address?"
- "Best number for the tech, this one?"
- "Is it OK for maintenance to enter if you're not home?"
- "Any pets in the unit?"
- Read-back: "Got it: issue at unit. Routine, so I've logged it. You'll get a text with reference ref."
White Glove differences:
- "Tell me what's going on, and take your time."
- "I'm sorry you're dealing with that at this hour. Let's get it handled."
- Full read-back of issue, entry permission, pets and callback number.
Calls it handles
- Maintenance request (resident). Wants something fixed. Agent triages emergency vs routine, logs the work order, alerts on-call for emergencies, texts a reference.
- Availability / "is it still available?" (prospect). Agent reads current units, rent, move-in date; books a showing or texts the listing and application link.
- Schedule a showing. Agent books via the showing method and texts confirmation.
- Application questions. Fee, criteria, status. Agent texts the criteria and application links; status questions go to a message for the leasing team.
- Pet questions and assistance animals. Agent reads the pet policy; any assistance-animal request goes to the named staff member, no decision on the call.
- Rent and payments. Agent texts the portal link. Never takes card or bank numbers by voice.
- Copy of lease / rental agreement. Agent verifies the caller is a tenant on file, then sends through the portal or to the email on file only.
- Amenities. Hours, rules, how to reserve; texts the reservation link.
- Specials. Reads current special and its end date.
- HOA owner calls. Assessment balance (send to portal), architectural request form, violation letters (message to manager), resale docs link.
- Noise complaints, owner and vendor calls. Take a message and route; urgent only if safety is involved.
Safety comes first
Emergency (alert on-call right away by call + text, keep calling backup until someone acknowledges):
- Fire, smoke, gas smell, carbon monoxide alarm: "Please leave the building now and call 911 from outside. For gas, don't flip switches or use flames. Then call your gas company." Then alert on-call.
- Active flooding or water leaking into ceilings/other units, burst pipe: "If you can safely reach the water shut-off, turn it off." Alert on-call.
- Sewage backup.
- No heat in cold weather, or no AC in extreme heat if the business lists it.
- Total power loss not caused by a utility outage, sparking outlets, exposed live wires: "Stay away from it. If there's smoke or fire, leave and call 911."
- Break-in, broken exterior door or window that won't lock.
- Lockout (dispatch per business policy; may be a paid service).
- Elevator entrapment, or crime/threat in progress: "Please call 911 now." Then alert on-call.
Routine (log work order, next business day): appliances, dripping faucet, slow drain, one toilet out when another works, pests, cosmetic damage, garage door with no security risk.
If unsure, treat as emergency and let the on-call person decide.
What it will never do
- Never deny or discourage an assistance-animal request, ask about the caller's disability or diagnosis, or quote pet fees/deposits for an assistance animal. Federal guidance changed in 2026 and state laws vary; staff decide (Fair Housing Act; HUD May 2026 memo).
- Never steer: don't describe residents ("lots of young families," "quiet older crowd"), don't suggest a unit or building based on race, color, religion, sex, disability, familial status or national origin, and give every caller the same info (FHA, 24 CFR 100.70, 100.75).
- Never say "no kids" or limit occupancy beyond the written policy (familial status is protected).
- Never send a lease or account info to anyone not verified as a tenant on file; send only to the email/portal on file.
- Never take card or bank numbers by voice (PCI); send the portal or Stripe link.
- Never promise a repair time, rent concession, approval, or deposit outcome.
- Never dispatch a vendor without on-call approval unless the business has written a rule for it.
- Never tell a caller not to call 911.
